As a Buyer’s Agent, Connie Farmer believes in exploring all the housing options available that meet a buyer’s needs. Here are some links to sites that offer homes for sale by the owner (called FSBOs by agents). Many FSBOs are agreeable to working with a Buyer’s Agent in selling their home. Some FSBOs openly invite Buyer’s Agents to show their home by contacting them via phone or email or
by advertising for Buyer’s Agents in their ads or signage. The fact is—many “FSBO” homes are sold by a Buyer’s Agent.
Specific language has to be inserted into the purchase agreement putting the seller on notice that the agent is working for the buyer and is not representing the seller. This language also obligates the seller to pay the selling portion of the brokerage. (The seller saves the marketing portion, and the buyer gains professional advice in one of their largest investment decisions, so it’s a win-win situation.) If a buyer wants representation in purchasing a FSBO home, he/she should have their agent make the initial contact to the owner and arrange the viewing of the home. Involving an agent, AFTER contact has been made sometimes creates difficulties. At the very least, the buyer should inform the owner that they intend to work with a Buyer’s Agent.
